We will arrange a time for our photographer to capture professional photos, create a 3D virtual tour, and produce a video tour. Your valuable property deserves the best representation!Â
PLEASE NOTE: The property must be ready for the shoot. This means removing all trash and clutter, ensuring a thorough cleaning, addressing any major damages, having all appliances in place, and, if applicable, keeping all outdoor areas clean and tidy. We have just one opportunity to showcase your property to potential tenants, so let’s make it count!
Next, we will craft an attractive and informative listing for your property, making it easy for potential renters to discover it. The listing will also be shared across various platforms, including social media and YouTube. Our goal is to showcase your space to as many people as possible to ensure it gets rented!
Once the leads begin coming in (via call, text, email, social media, etc.), we will reach out to each of them and schedule showings for any qualified candidates. During the in-person showings, we will show your property and address any questions or concerns they may have. If a potential client is unable to attend an in-person showing, we will arrange a live video showing using platforms such as Skype, FaceTime, or WhatsApp. We will always ensure that the lights are turned off and the property is securely locked after each showing. Your property deserves to be treated with both respect and care.
Please keep in mind that we prequalify all prospects based on your specific criteria before conducting any showings. Our objective is not only to get it rented but to find the right tenant!
When a potential tenant expresses interest in renting your property, we will have them complete our online rental application (see sample here) and will share the results with you. This comprehensive application is designed to provide you with all the necessary information to make an informed decision. The results will include details about the prospect, their credit score, pay stubs, photo ID, and much more!
You will have the opportunity to assess the prospect according to your specific needs and past experiences. Our goal is to ensure you feel comfortable with the prospect before proceeding!
Once you’ve decided to move forward with the qualified prospect, we will help coordinate the signing of the lease and the collection of the security deposit. If you require assistance with a lease template or a digital method for collecting the deposit, we are here to help! Our goal is to ensure you are fully protected and that everything is set up correctly!

Our aim is to reach a broad and diverse audience so that we can find a suitable tenant quickly.
While it’s challenging to provide an exact timeframe due to the variability, generally, SMUV can typically lease a property within 30 days if the property is in good condition and located in a desirable area. However, in a slower rental market, the process may take longer.

Once we have the details about your property, we will conduct a market analysis to establish a starting price. We evaluate all our vacancies on a weekly basis, making necessary adjustments to either the price or our marketing strategies to ensure a quick rental.
Our fee typically amounts to 1 month’s rent. There are no initial costs, and we only receive payment if we successfully secure a qualified tenant who signs a lease with you. If we do not find a tenant, you owe us nothing!

We consider this a no-risk, reward-only agreement. By choosing to work with us, you can save valuable time while enhancing your chances of finding a tenant. Please note that many of our clients opt for a 13-month lease (instead of the usual 12-month lease) with the renter to cover the fee. Ultimately, having a vacancy can be both costly and frustrating, and we are here to help you prevent that!
